Lendlease, Mirvac and Coombes Appointed to Deliver Hunter Street Metro Precinct

Three of Australia’s major developers—Lendlease, Mirvac and Coombes Property Group—have been appointed to deliver the new Hunter Street Station precinct in Sydney’s CBD, including two commercial towers above the future Sydney Metro West interchange.

Hunter Street will serve as the CBD terminus for the 24km Metro West line, linking Greater Parramatta and the Sydney CBD when services begin in 2032. The station will operate as a major interchange with underground connections to Barangaroo, Wynyard and Martin Place.

A Dual‑Tower Metro Precinct in the CBD

The appointment includes delivery of:

• The Hunter Street Metro station
• A 51‑storey west tower (Lendlease)
• A 58‑storey east tower (Mirvac and Coombes Property Group)

Lendlease will deliver the station and the west tower at the corner of George and Hunter streets, while Mirvac and Coombes will jointly deliver the east tower between O’Connell and Bligh streets.

The appointment follows a competitive tender issued by Sydney Metro in 2022. Two consortia were shortlisted, including the Metropolis Consortium, comprising Lendlease, Mirvac and Coombes Property Group alongside hospitality operator Justin Hemmes.

A rival Brookfield‑led consortium withdrew from the process. Sydney Metro subsequently confirmed the joint appointment of Lendlease, Mirvac and Coombes as delivery partners.

Planning Pathway Already in Motion

State significant development applications for both towers were exhibited in late 2022 and approved in April 2024. The proposals include commercial workspace, retail and hospitality uses, public domain upgrades and integrated underground connections.

The precinct forms part of the Central Sydney Planning Strategy, enabling additional height and density at key transport nodes to support long-term employment growth in the CBD.

Sydney Metro forecasts:

• 15,000 passengers per hour through Hunter Street Station in the morning peak at opening
• More than 30,000 passengers per hour by 2061

Main construction works for the station are expected to begin late 2026, with the towers slated for completion after Metro West services commence in 2032.

Developers Highlight Sustainability and Transport Integration

Lendlease chief executive for development Tom Mackellar said the company would draw on its experience delivering major integrated metro precincts:

The project will “set benchmarks for transport-led precincts with the delivery of the Hunter Street project”.

Mirvac chief executive for development Stuart Penklis said the east tower would be directly connected to the station and was targeting the industry’s highest sustainability standards, including WELL Platinum.

Coombes Property Group chief executive Michael Coombes said the group would co-own and co-develop the east tower.

Sydney Metro has previously stated that Hunter Street is central to Metro West’s aim to double rail capacity between Parramatta and the CBD.

With the delivery partners now appointed, the precinct is set to become one of the most significant city‑shaping developments in Sydney’s next decade.
