General Information:

  • Developer: Cbus Property

  • Contractor: Multiplex

  • Architect: Bates Smart

  • Expected Completion: 2026

Key details about this iconic structure:

  • The tower will encompass approximately 60,000 square meters of premium office space across 48 levels, along with 1,300 square meters of retail space and 116 car parking spaces.

  • The innovative solar-integrated glass is projected to generate up to 20% of the building's base electricity needs, contributing significantly to its sustainability goals.

  • With a commitment to Net Zero Carbon in operation, the tower will rely on renewable energy sources and incorporate environmentally friendly practices throughout its construction and operation.

  • Catch Fans for Safety: In a significant move towards enhancing safety protocols on-site, Multiplex has piloted an inventive solution by introducing falling objects catch fans on the tower cranes at 435 Bourke Street. These catch fans, a first for Multiplex sites, aim to mitigate the risks linked to falling objects, especially during crane climb activities. Engineered and fabricated by crane manufacturer Favelle Favco, these safety mechanisms underwent rigorous off-site testing to ensure their effectiveness.

Notably, the tower cranes at 435 Bourke Street are already recognised as the most sustainable in Victoria, utilising innovative Hydrotreated Vegetable Oil (HVO100) renewable diesel for their operations. This safety-focused innovation underscores Multiplex's unwavering commitment to prioritizing safety and proactively addressing critical risks in construction environments.

The development at 435 Bourke Street emerges as a beacon of sustainable architecture and innovation, setting new standards for environmentally conscious high-rise construction in Melbourne. With a focus on renewable energy sources, cutting-edge design elements like the full vertical solar façade, and proactive safety measures such as the introduction of falling objects catch fans, this project embodies a holistic approach towards sustainability, safety, and excellence in construction practices. As construction progresses towards its completion in 2026, 435 Bourke Street stands as a testament to the industry's commitment to creating a greener and safer future for urban developments.
