FDC Completes Construction of Mondelēz Distribution Facility in Melbourne

FDC Construction and Fitout has successfully finished the $130 million Truganina National Distribution Centre (TNDC) for Mondelēz International in the western suburbs of Melbourne.

Covering 47,000 square metres, this establishment stands as Mondelēz's largest in-house automated warehouse globally, designed to facilitate the distribution of Australian-made Cadbury Dairy Milk products, as well as snacks from The Natural Confectionery Company, Olina’s Bakehouse, and OB Finest.

Embracing automation, efficiency, and sustainability, the facility's blueprint includes an integrated automated storage and retrieval system by Swisslog, with meticulous planning integrated into the initial concept design phase. FDC collaborated closely with architects to delineate the structural and spatial prerequisites prior to development approval.

To accommodate the 32-metre-high ASRS system within the 11,550-square-metre high bay area, the project team adjusted the construction methodology. In a departure from conventional warehouse construction methods, the high bay slab was poured before the erection of structural steel and cladding. This strategy facilitated a quicker and safer steel installation from a finished surface, supplemented by additional curing time, protective measures, and inspection protocols.

The installation of mechanical plant and roof-mounted equipment via helicopter lift diminished the necessity for large cranes, expediting the schedule to meet early access stipulations for automation contractors.

Synchronised efforts among all project stakeholders, including Mondelēz and Swisslog, were imperative for the secure delivery of this intricate build. The slab installation established a sturdy foundation for the subsequent installation of ASRS components, aiding in mitigating risks associated with working at heights.

The completed facility boasts 28 recessed docks, 12 on-grade docks, a 25-metre super canopy, a 5,000-square-metre low bay expansion region, and accommodates up to 150 vehicle movements daily. A 1-megawatt solar system contributes to its energy requirements.

Throughout the project, FDC collaborated with Sustainable Development Consultants and an independent commissioning agent to fulfil Mondelēz's sustainability goals. During construction, 90% of waste was diverted from landfills, and 30% of the construction was powered by solar energy. The facility will rely entirely on renewable electricity and has attained a sustainability impact score of 92%.

“Managing the helicopter installation of the mechanical plant and associated roof-mounted equipment was undoubtedly a significant highlight for our team.”
