The NSW Government has announced plans for a major redevelopment of the Bays West area, introducing up to 8,500 new homes directly above the under‑construction Bays West Metro Station. This marks one of the largest inner‑city renewal projects in decades and transforms long‑underused government‑owned port land into a new, well‑connected suburb. A minimum of 10% of all homes will be reserved as affordable or essential‑worker housing, supporting nurses, teachers, paramedics, police, and other frontline staff.

Located just minutes from the Sydney CBD, the new precinct is designed around high‑capacity public transport, with direct access to metro services, ferries, cycling routes, and major pedestrian links. The transformation also brings the public to the waterfront for the first time in more than 100 years, opening new spaces along the harbour while retaining key deep‑water port operations that continue to support Sydney’s working harbour.

Cultural and entertainment elements form another cornerstone of the project. The historic White Bay Power Station will be revitalized into a major cultural destination, supported by a new public forecourt and surrounding public open space. The precinct will also integrate night‑time activities, creative industries, and large‑scale event facilities, contributing to Sydney’s visitor economy and long‑term cultural growth.

As part of the broader redevelopment, the area will include improved pedestrian and cycling infrastructure connecting nearby communities such as Balmain, Rozelle, and Glebe. Planning for the precinct includes an international design competition to ensure cohesive delivery of homes, public spaces, infrastructure, and transport connections, all coordinated by a new government delivery agency.

The redevelopment also anticipates significant population growth. With an average household size of around 2.6 people, the new precinct could eventually accommodate more than 22,000 residents, boosting housing supply in a location supported by high‑quality transit. The first new homes are expected to be completed by 2032, aligning with the planned opening of the Bays West Metro Station.
